The sun rose in Hindon Airport, creating long shadows over the tarmac. The first takeoff of the day was taxiing towards the runway, engines humming. Business travellers, families, and tourists were waiting for boarding at the terminal. The Airport was pulsating with activity, but not for long.
With saturation looming large over the Airport, the Airport Authority of India (AAI) has initiated the expansion of Hindon Airport. The reason? It is nearing saturation. Currently, the Airport serves about 600 passengers daily, against a maximum capacity of 700-800. New routes are being added- Bhubaneshwar next flights are presently fully booked to the brim, with Kolkata, Chennai, Goa, Bengaluru, Mumbai, and Jammu running at an 80-90 per cent occupancy rate.
It is not only about flying; it's about opportunities.
Under quite peculiar conditions, one finds Hindon Airport. It shares its runway with the Indian Air Force; civilian traffic is restricted to daylight hours. No red-eyes and no arrivals permitted throughout the night. Under these constraints, however, demand is skyrocketing.
Umesh Yadav, the director of the civil Airport, says expansion is inevitable. "We expect to reach saturation soon. The plan is to double the capacity." The runway is not a bottleneck; that is the terminal. More space is needed for passengers, security checks, and baggage belts. The AAI is working on this with the IAF and local authorities.
Meanwhile, Ghaziabad MP Atul Garg is lobbying for more connectivity in Varanasi, Ayodhya, Prayagraj, and Lucknow. These routes would bring Uttar Pradesh into the purview of pilgrimage sites and business and political centres.
And that is when the developers will follow.
Individuals and economies are moved by airports, not just traffic.
You see it every day in any major city—Delhi, Mumbai, Bangalore, and so on: the air traffic multiplying creates the demand for hotels and offices, retail spaces, and housing. Hindon will set off a similar ripple in Ghaziabad and Greater Noida.
Airports serve as key catalysts for the development of businesses. Corporate offices, logistics hubs, and hospitality ventures thrive and sprout at places blessed with the strongest connections.
The Gaur Aero Mall (0 km from Hindon Airport)in Ghaziabad will be at the centre of this development boom. Other-than-retail shops, food courts, a multiplex (Wave Cinemas), and Haldiram's are on board and planned for the staying community and travellers.
Gaur Aerocity in Greater Noida holds SCO plots, i.e., Shop cum Office, along Yamuna Expressway, meant for businesses looking to ride on the future growth of Noida International Airport.
As flying increases, so does the demand for jobs for pilots, cabin crew, ground staff, air security workers, and retail employees. Housing demand at Hindon is bound to be high with a surge of workforce and traffic.
There are many options for living spaces provided by Gaur Airocity to meet this increasing demand:
These residential options would thrive in demand as increased numbers of people flock to the area either for their livelihood or pleasure, hence making Gaur Airocity one of the best cities to live in and invest in.
The February 2024 airport advisory committee meeting highlighted key needs:
These upgrades will further contribute to property value appreciation within the vicinity.
The Delhi-Meerut RRTS will reduce travel time between Ghaziabad and Delhi, making it a better place to live. The Delhi-Meerut RRTS is expected to be implemented fully by June 2025.
That is just the tip of the iceberg.
For now, the clear message reads: Ghaziabad reigns. Those investing early in Gaur Aero Mall, Gaur Airocity, or nearby residential projects will reap the rewards first.
