Picture an investor with three brochures spread across a table, each promising an address on the Noida–Greater Noida Expressway.

The prices look similar and the amenity lists read alike.

Then comes the question that actually matters:

Is this flat ready to live in, or will I be waiting years?

Suddenly the corridor stops being the deciding factor.

That is the situation with Prateek Group, whose projects here share a road but carry very different timelines, price points and risks.

Summary

Prateek Group offers three distinct residential options on and around the Noida Expressway.

This guide compares Prateek Canary, Edifice, and Laurel across location, pricing, possession, rental potential, connectivity and investment considerations to help buyers assess each project based on their needs and horizon.

Introduction: Prateek Group's Presence on Noida Expressway

Prateek Group was incorporated in 2005 and is chaired by Prashant Tiwari.

This article covers three of its projects on or near the expressway belt:

1. Prateek Edifice in Sector 107

2. Prateek Laurel in Sector 120

3. Prateek Canary in Sector 150

The developer's Grand Begonia is in Siddharth Vihar, Ghaziabad, so it sits outside this comparison.

The three projects are useful to study together because they sit at different stages of the same market.

Two are completed societies with residents already living in them.

One is still under construction.

That difference shapes almost every investment question that follows.

Why Noida Expressway Matters for Property Buyers

The Noida–Greater Noida Expressway is a six-lane road of about 24.5 km, running from the Mahamaya flyover in Noida to Pari Chowk in Greater Noida.

Its appeal is practical.

It links Noida's office sectors with Greater Noida, and the Aqua Line metro serves the same belt.

The demand story changed in 2026.

Noida International Airport at Jewar was inaugurated on 28 March 2026, and commercial flights began from 15 June 2026.

The airport is about 40 km from Noida by road.

It supports the region's outlook, but that does not mean every sector gains equally.

Distance from the airport, metro access and the state of local infrastructure will still decide which addresses attract tenants and resale buyers.

Prateek Group Projects on and Around Noida Expressway

Prateek Canary: Sector 150 Noida

Anyone tracking new property in Sector 150 Noida will find Prateek Canary Sector 150 Noida, the group's current launch on this corridor.

The developer describes 664 units on 12.55 acres, with 3 and 4 BHK residences and duplex penthouses.

It carries UP RERA number UPRERAPRJ591510.

Portal listings cite nine towers and an October 2027 possession target.

Confirm the date on the RERA portal.

Density works out to roughly 53 units per acre.

Buyers comparing Prateek Canary Noida with older societies should remember it is still under construction.

Location & Connectivity

For Prateek Canary Sector 150 buyers, the address is Plot SC-02/A7, Sector 150.

The developer describes the sector as heavily green and low density, with landscaped parks and sports space.

That is the developer's framing, so judge it on site location.

The nearest operating metro is the Sector 148 station on the Aqua Line.

One portal puts it about 4.5 km away, so this is not a walk-to-metro address.

Road access runs via the expressway network, including the Yamuna Expressway towards the airport.

Two connectivity items are still proposed rather than complete:

FNG Expressway

Only part of the Noida section is operational.

Aqua Line extension

The Centre sanctioned an 11.56 km extension from Sector 142 to Botanical Garden, targeted for completion within four years.

The plot code also carries a regulatory footnote.

The Noida Authority froze registries, map approvals and occupancy certificates across Sports City projects in January 2021.

The developer's own blog says registrations in compliant Sector 150 projects began on 7 January 2026, and a revised layout was approved on 7 April 2026, starting a three-year clock for sports infrastructure.

Amenities & Project Highlights

The developer lists a clubhouse zone with adult and kids' pools, a sports zone with tennis, a net cricket pitch, a skating rink and a jogging track, plus an amphitheatre and a forest retreat.

Its mention of a 9-hole golf course describes the sector, not the project.

Treat it as context.

The developer's price list, effective 14 February 2026, shows ₹2.89 crore for a 1,700 sq ft 3 BHK Elite and ₹7.38 crore for a 3,355 sq ft 4 BHK, with a 30:70 plan marked limited period.

That implies roughly ₹17,000–22,000 per sq ft before other charges.

The sheet's headline figure differs from its own table, so ask for a written cost sheet.

New property for sale in Sector 150 Noida is usually quoted as a base price plus other charges, so the final outlay can differ from the headline.

Rental Demand & Investment Potential

A Prateek Canary Apartment cannot earn rent until possession, so any yield figure today is a projection.

Rental demand in this belt generally follows office access, metro proximity and daily-needs infrastructure.

Sector 150 is still building the last two.

Possible value drivers include airport operations, Sports City clearances and the metro and FNG works.

All are conditional, and neither rent nor appreciation is guaranteed.

Prateek Edifice: Sector 107

The developer calls Edifice completed and ready to move, located near Vishwakarma Road and the expressway.

Portal data lists eight 29-floor towers, 423 units and 6.9 acres.

Homes are 3, 4 and 5 BHK, from about 2,070 to 4,300 sq ft.

On pricing, it is shown an average asking price near ₹21,000 per sq ft, while ten registered transactions from October 2025 to September 2026 averaged about ₹14,000.

Asking rents run ₹80,000 to ₹1.62 lakh a month. (Source: Sqaure Yards)

The gap between asking and registered prices is why registry checks matter.

Prateek Laurel: Sector 120

Laurel is a completed society with 2, 3 and 4 BHK flats, a clubhouse and a gym.

Portal data lists 14 towers of 15 floors, 1,560 units and 12.75 acres.

Square Yards puts Sector 120 rents at ₹25,600–42,400 a month.

Ready Versus Under-Construction: What Changes

Completed societies remove construction risk.

You can inspect towers, speak to residents, check maintenance quality and see how many flats are tenanted.

The trade-off is older stock and, in some cases, unresolved buyer disputes.

An under-construction project offers newer specifications and a payment plan spread over time, but you carry timeline, regulatory and delivery risk until possession.

Across the Prateek Group portfolio on this corridor, both types are available, so a buyer can choose a risk profile rather than accept one.

Match the choice to your horizon:

An end user who needs a home within a year and an investor who can wait until 2027 are answering different questions.

Comparing Prateek Group Projects

Project Location Product Type Key Advantage Rental Consideration Investment Consideration

Canary

Sector 150

3/4 BHK, penthouses; under construction

Low density, new inventory

No rent until possession

Possession timeline, Sports City status, premium entry

Edifice

Sector 107

3/4/5 BHK; ready

Large formats, immediate possession

Large units; narrower tenant pool

Asking vs registered price; complaint status

Laurel

Sector 120

2/3/4 BHK; ready

Wider budget range, settled community

Broader mid-range tenant pool

Resale liquidity in a large society

These are not rankings.

End users who want possession now may lean towards the ready projects.

Investors comfortable with a construction wait and a regulatory backdrop may study Canary.

Buyers targeting mid-range tenants may look at Laurel.

What Should Investors Check Before Buying?

Location

For any property in Sector 150 Noida, measure real drive times to your office, metro and school, not brochure minutes.

Developer track record

Read complaints, court records and RERA history.

RERA and project status

Verify registration, approved plans and possession dates.

Entry price and payment plan

Insist on a full cost sheet, including maintenance deposits and lease rent.

Rental potential

Ask local brokers for signed lease rates, not listings.

Maintenance costs

Larger amenity lists usually mean higher monthly charges.

Resale liquidity

Check how many units actually sold recently.

Connectivity

Separate operating infrastructure from proposals.

Supply

Compare across Sector 150 Noida projects, since competing launches shape rents and resale.

Holding period

For flats in Sector 150 Noida, plan for years, not months.

Final Take: Is Prateek Group Worth Considering on Noida Expressway?

Prateek Group offers a useful spread:

Two completed societies and one under-construction launch.

That is enough to match different needs, but not enough to assume the same outcome for each.

Before deciding, verify RERA status, registered prices, the developer's complaint history and, for Canary, the Sports City position.

Treat metro extensions, the FNG and airport-driven demand as possibilities, not promises.
